&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;A QR code, short for Quick Response, is a type of two-dimensional barcode. First developed in Japan to track inventories, the technology is quickly gaining ground here in the states through a wide variety of applications. Not the least of which is mobile marketing, essentially a quick and convenient way to transfer information from a print advertisement to your mobile phone using the device's camera. Whether you know of them or not, you're likely to see more in the near future as marketers here in the US begin to find more uses for the technology. &lt;br /&gt;&lt;br /&gt;As this recent trend makes its way into the world of real estate, agents like this one (doing the double thumb point to myself) are looking for ways to implement the technology that will add value to the home buying/selling experience. Some of the ways I've seen them used in real estate marketing are on flyers leading the customer to a listing's information page, or even business cards leading to an agent's personal website. Another use, that I find particularly useful, is on a yard sign in front of a listing that will direct the buyer to a webpage with additional information, pictures or a virtual tour. I do think you will begin to see more and more of these to advertise listings, but I also realize that not every buyer has the capability to read the codes on their phone. Therefore, I think it will be a while (if ever) that they make some of the traditional forms of marketing, such as, the "24 hour voice recording" obsolete.  &lt;br /&gt;&lt;span style="font-weight:bold;"&gt;&lt;br /&gt;Would you find these uses for QR codes helpful? For them, their life is an open book and I commend them for it. I really do. I can't open myself up like that. (Although, I must admit that I'm thankful for the ability to discreetly hide the news feeds of some individuals' posts.) But sometimes that openness can come at a cost. Literally, a monetary cost.&lt;br /&gt;&lt;br /&gt;A letter in the March 2011 issue of REALTOR magazine reminded me of a story a fellow agent recently told me. In both cases, a home buyer posted details of a real estate transaction that they were actively negotiating. In the magazine story, the buyer indicated how strongly they wanted the house and even what they were willing to pay for it. The seller was somehow made aware of this, which obviously compromised the buyer's negotiating position costing them money on the deal as a result. &lt;br /&gt;&lt;br /&gt;As Realtors, one of our most sacred responsibilities to clients is to protect their interests in contract negotiations. This includes their motivation for selling/buying, how badly they want to deal to get done and how much they are willing to accept/pay. Or for that matter, anyone that's unfamiliar with the various systems used to run a home. It's a great way to get acquainted with your new purchase. &lt;br /&gt;&lt;br /&gt;Although not necessary, I often recommend to my clients that they be present during the home inspection and to feel free to ask questions. A good inspector will educate you about the home you're under contract to buy and should encourage any questions you have. After all, this is what you hired them to do. Their job is to inspect the home's structure, test all of it's systems, point out potentially hazardous situations and discover latent defects. But in the process, by following them through the house, you can discover the location and function of many of the home's mechanical, electrical and structural elements. &lt;br /&gt;&lt;br /&gt;A complete home inspection will take anywhere from 3-6 hours, depending on the size of the home (Although, some of the time will be spent in areas that you most likely won't want to go, or shouldn't for safety reasons, such as the roof, attic or crawl space). This might seem like a long time to follow someone around your house, but may come in handy down the road. I'm sure even the most novice of home buyers know how to flip a breaker switch or even change their furnace filter. But, can you locate your main water supply shut off in the event of a leak? Or do you know how to determine when your brick needs tuckpointing? Or how to adjust the temperature on your water heater? Time to sit back and unwind.</title><content type='html'>Yeah that's right, I'm breaking out DJ Jazzy Jeff and The Fresh Prince lyrics. (Normally, I would assume if you don't recognize these lyrics you're from an older generation than mine. However, if you don't know them &lt;span style="font-style:italic;"&gt;and&lt;/span&gt; you're reading a blog, I'm more likely to assume I'm the one from the older generation - and that scares me.)&lt;br /&gt;&lt;br /&gt;What better way to sit back and unwind on a hot summer day in St. Louis than to hang out at the pool. My wife and I are city residents and thought our pool-going options were pretty slim. If you're like us and don't live in a community that runs their own public pool (unless, for us, you count the YMCA run Carondelet Rec Plex), you may also feel left out. But I've done a little research recently and was pleasantly surprised to find that a majority of the pools run by various St. Louis area municipalities are available to non-residents. &lt;br /&gt;&lt;br /&gt;Although you'll almost always pay more than your tax-paying resident counterparts, in several cases you don't even need to be an accompanying "guest" of someone else. There are several factors that contribute to making home buying so affordable right now including lower home prices, historically low interest rates and federal tax credits. Now the &lt;a href="http://mhdc.com/"&gt;Missouri Housing Development Commission (MHDC)&lt;/a&gt; is offering an up to $1750 property tax incentive for the purchase of a home in 2010. This incentive is available for first-time buyers, as well as, repeat buyers. The YMCA of Greater St. Louis will operate the 76,000 square foot facility under a 15-year agreement with the City of St. Louis. Amenities of the facility that are now open include a fitness center, aerobics studio, two-court gymnasium and indoor pool with lazy river and whirlpool. But with the program scheduled to expire at the end of November, the Senate voted Wednesday to extend and expand the tax credit to include many buyers who already own homes. The House could vote on the bill as early as Thursday.&lt;/p&gt;                 &lt;p&gt;Buyers who have owned their current homes at least five years would be eligible for tax credits of up to $6,500. First-time homebuyers — or anyone who hasn't owned a home in the last three years — would still get up to $8,000. To qualify, buyers in both groups have to sign a purchase agreement by April 30, 2010, and close by June 30.&lt;/p&gt;                 &lt;p&gt;"This is probably the last extension," said &lt;span class="yshortcuts" id="lw_1257425630_2"&gt;Sen. Johnny Isakson&lt;/span&gt;, R-Ga., a former real estate executive who championed the credits.&lt;/p&gt;                 &lt;p&gt;The homebuyers tax credit is one of two tax breaks totaling more than $21 billion that the Senate included in a bill &lt;span class="yshortcuts" id="lw_1257425630_3"&gt;extending unemployment benefits&lt;/span&gt; for those without a job for more than a year. The other would let companies now losing money recoup taxes they paid on profits earned in the previous five years.&lt;/p&gt;                 &lt;p&gt;"We are still in a world of economic hurt, and Congress must continue to act boldly and creatively," said &lt;span style="border-bottom: 1px dashed rgb(0, 102, 204); background: transparent none repeat scroll 0% 0%; cursor: pointer; -moz-background-clip: -moz-initial; -moz-background-origin: -moz-initial; -moz-background-inline-policy: -moz-initial;" class="yshortcuts" id="lw_1257425630_4"&gt;Sen. Max Baucus&lt;/span&gt;, D-Mont., chairman of the &lt;span class="yshortcuts" id="lw_1257425630_5"&gt;Senate Finance Committee&lt;/span&gt;. "With the right mix of tax breaks and investments we will get through this recession and get folks working again."&lt;/p&gt;                 &lt;p&gt;The real estate industry has been pushing to extend and expand the housing tax credit. About 1.4 million first-time homebuyers have qualified for the credit through August. The National Association of Realtors estimates that 350,000 of them would not have purchased their homes without the credit.&lt;/p&gt;                 &lt;p&gt;Extending and expanding the tax credit for homebuyers is projected to cost the government about $10.8 billion in lost taxes. While the measure passed the Senate by a 98-0 vote, &lt;span class="yshortcuts" id="lw_1257425630_6"&gt;Sen. Kit Bond&lt;/span&gt;, R-Mo., questioned its efficiency in stimulating home sales.&lt;/p&gt;                 &lt;p&gt;"For the vast majority of cases, the &lt;span style="border-bottom: 1px dashed rgb(0, 102, 204); cursor: pointer;" class="yshortcuts" id="lw_1257425630_7"&gt;homebuyer tax credit&lt;/span&gt; amounted to a free gift since it did not affect their decision to purchase a home," Bond said. "And for the small minority of buyers whose decision was directly caused by the credit, this raises the question of whether we are subsidizing buyers who may not have been able to afford buying a home in the first place."&lt;/p&gt;                 &lt;p&gt;The credit is available for the purchase of principal homes costing $800,000 or less, meaning vacation homes are ineligible. The credit would be phased out for individuals with annual incomes above $125,000 and for joint filers with incomes above $225,000.&lt;/p&gt;                 &lt;p&gt;The credit would be extended an additional year, until June 30, 2011, for members of the military serving outside the United States for at least 90 days.&lt;/p&gt;                 &lt;p&gt;Expanding the tax credit for money-losing companies is projected to cost $10.4 billion.&lt;/p&gt;                 &lt;p&gt;The business tax break would allow money-losing companies to use current losses to offset taxable profits earned in the previous five years, giving them refunds of taxes paid in those years. Under current law, businesses with annual gross receipts of more than $15 million can claim losses back only two years.&lt;/p&gt;                 &lt;p&gt;The tax break would help industries suffering losses in 2008 or 2009, including retailers, homebuilders and newspapers. Congress included a scaled-back version of the tax break — for companies with revenues of $15 million or less — in the economic recovery package enacted in February. The new tax break would be available to companies of any size, providing a quick source of cash.&lt;/p&gt;                 &lt;p&gt;The U.S Chamber of Commerce has been a big backer of the tax break for money-losing companies.&lt;/p&gt;                 &lt;p&gt;"It frees up capital that they can use to maintain jobs and potentially even hire new people as the economy returns," said Caroline Harris, senior tax counsel for the U.S. Chamber of Commerce.&lt;/p&gt;                 &lt;p&gt;The tax breaks would be paid for largely by delaying a tax break for multinational companies that pay foreign taxes. These 12" X 16" metal plaques display not only the year the house was built, but also the name of the family it was built for.&lt;br /&gt;&lt;br /&gt;I do not live in Webster Groves, but being a realtor and having seen many houses there, I have to say that I love the character and charm of its older homes. I tend to geek out for anything historical. For example, ask my wife and I what our favorite parts were of the cities we visited in Europe and you're bound to get very different answers. She kept busy capturing the beauty of the elegant architecture and cobblestoned streets with her camera, whereas, you could more often find me standing beneath some obscure statue with our guide book in hand, reading about it's significance. So naturally, I've been curious about these plaques and how they are awarded.&lt;br /&gt;&lt;br /&gt;As the name indicates, all the homes with the plaque are at least 100 years old (thanks, Captain Obvious), yet not all 100+ year old homes in Webster have one. Are some more special than others? Did the powers that be in Webster want to highlight a few of their favorites? Did they throw darts at a map to choose? Turns out all you have to do is &lt;a href="http://www.historicwebster.org/CenturyHomes/tabid/60/Default.aspx"&gt;apply&lt;/a&gt; for one through the &lt;a href="http://www.historicwebster.org/"&gt;Webster Groves Historical Society&lt;/a&gt;. Well that, plus $100 and a little research. The fee pays for the plaque and a year's membership to the society. You will need 2 forms of evidence, written at the time the house was built, documenting the age. But don't worry, even though the good people at the Historical Society won't conduct the research for you, they are willing to point you in the right direction.&lt;br /&gt;&lt;br /&gt;So, if you're currently living in (or looking to buy) a century home in Webster Groves and don't have the plaque to prove it, here's how you can. Unfortunately, they all tend to say the same thing, and while this information may be useful, it's typically a bit too predictable. On this blog, I plan to periodically post tips for both the home buying and selling processes, in the hopes that many of these will be novel ideas for you to consider.&lt;br /&gt;&lt;br /&gt;Please note that the tips are in no particular order, aside from being in the order they come to mind.&lt;br /&gt;&lt;br /&gt;OK, on to tip #1 for Buyers:&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Once you find &lt;span style="font-style: italic;"&gt;your&lt;/span&gt; home - act as quickly as possible.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;I like to tell my buyers that we'll see as many houses as it takes to find the right one for them, however, once we find it, they need to be prepared to move as quickly as possible on getting it under contract. The reason I say this is to avoid a multiple bid situation. This could only mean bad news for the buyer and good news for the seller. It usually means, in the best case scenario, a higher sales price than if you were the only bidder. And in the worst case scenario, losing the house of your dreams to a higher bidder.&lt;br /&gt;&lt;br /&gt;Many times this can be avoided by proper planning and expeditiously making initial and counter offers. Some buyers (especially first-timers) like to get a second opinion from a relative or close friend, which is fine and often recommended, but try to do so in less than 24 hours when at all possible. Also, be sure to have a pre-approval letter from a lender in hand. In fact, this should be one of the first steps of the home buying process. But don't worry, it's quick and painless. It just takes one phone call and in many cases you will have the letter the next (if not same) day. There are martial arts, taiko drumming, calligraphy, cooking and sumo demonstrations, as well as, a traditional tea ceremony and candlelight walks in the Japanese Garden. Illinois &lt;a href="http://www.stlsports.org/archrivalry/"&gt;Arch Rivalry game&lt;/a&gt; at the Edward Jones Dome, Saturday Sept. 5. It should be a close game (doubt it), with both teams evenly matched (not really). But unfortunately, someone will have to lose (Illinois). There are several places downtown perfect for pre-game tailgating including &lt;a href="http://www.tincantavern.com/index.php?page=lindex"&gt;Tin Can&lt;/a&gt; and &lt;a href="http://www.wave-taco.com/upcoming.php"&gt;Wave Taco&lt;/a&gt;.&lt;br /&gt;&lt;br /&gt;A great way to see different parts of the city is to follow the &lt;a href="http://www.gatewaycup.com/"&gt;Gateway Cup&lt;/a&gt; series this weekend. This four day bicycle race features events for men, women and children of all abilities including professional. The races usually draw good crowds and there's more to do than just spectating. Not sure what took them so long, but they found me. Honestly, I'm just riding their coattails. They are a great young couple, with a 2 year old boy, that moved to St. Louis from Chicago a little over a year ago. I've heard many misleading or uninformed statements made recently about this tax credit, with one of the many confusions being when the program ends. I'm sure if this program got anywhere near as much publicity as &lt;span style="font-style: italic;"&gt;Cash For Clunkers&lt;/span&gt; that wouldn't be the case. Unfortunately, a not so uncommon response I hear from buyers is that they have until the end of the year to buy a house. Well, that's not exactly true. Let's take a closer look at that statement and do a little math. First thing first, here's what the IRS says about the tax credit:&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-style: italic;"&gt; The American Recovery and Reinvestment Act of 2009 authorizes a tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence on or after January 1, 2009 and before December 1, 2009.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Let's be clear, "purchasing a principal residence" means &lt;span style="font-weight: bold;"&gt;closing&lt;/span&gt; on your home - not making an offer or even getting your offer accepted. It means going under contract, doing inspections, getting financing, removing all contingencies and closing. All of this before December 1 (a.k.a. Nov. 30th or earlier). Now, if we look at a calendar, November 30th is the Monday following Thanksgiving weekend. I would advise all clients to avoid closing on this date for a couple reasons 1) It's sure to be a mad house at the title companies with everyone trying to make it in before the deadline and 2) if there are any hold-ups with the financing and your lender needs to set the closing back a couple days, you're out of luck. So, to be on the safe side, let's say you close a week earlier on November 23, and with a typical closing date 30 days out from time of accepted contract, that puts you at October 23 (or roughly 2 months from now).&lt;br /&gt;&lt;br /&gt;But don't fear, for a focused and motivated buyer that is plenty of time to find the right home. Sales were at a 4.89 million pace in June.&lt;/p&gt;&lt;p&gt;July's percentage increase was the largest monthly gain since the series started in 1999 and marked the fourth straight monthly advance. The last time sales rose for four consecutive months was in June 2004, the NAR said.&lt;/p&gt;&lt;p&gt;U.S. stock indexes rallied on the data, while Treasury debt prices extended losses as investors viewed the report as another indication that the recession that started in 2007 was close to or ending.&lt;/p&gt;&lt;p&gt;"Existing home sales data show that we are moving in the right direction," said Kevin Flanagan, fixed income strategist for Global Wealth Management at Morgan Stanley in Purchase, New York.&lt;/p&gt;&lt;p&gt;Compared to July last year, sales rose 5.0 percent. The improvement in sales in July was broad based with single-family home sales rising 6.5 percent to annual rate of 4.61 million units and multifamily dwellings surging 12.5 percent to a 630,000 unit rate.&lt;/p&gt;&lt;p&gt;"The housing market has decisively turned for the better.
